Lots of different work on the house this last two weeks including HVAC close in, garage slab being poured and stucco started. Garage framing also started this weekend.
Week 41-42: Garage Stem Wall, Roofing and HVAC
Focus for weeks 41-42 were completing the garage footing and stem wall, getting HVAC ready for roofing and first coat of roofing complete to prepare for stucco. Doors and windows were completely prepped for stucco which is schedule to start this next week.
Week 39-40 Adding garage stem wall and digging footing for backyard area
Primary focus was getting the outside stem wall for the garage completed to the remainng footing could be poured and work on the garage could start. Also, the footing for the backyard area was dug and materials have been dropped to start building the backyard parameter wall out next week. Work was also done on the interior and on the roof to prep for the HVAC which will begin next week which will allow the roofers to roof and the stucco to be added.
Week 38 – building the stem wall for the garage.
Building the stem wall for the garage. Backfill early next week, and foots poured by end of week or following week.
Week 34-35-36: Lot and lots of digging (hard and soft) and some concrete pour.
Lots and lots of digging -both hard and soft- and there was a concrete pour for both the two patios and the garage footing. Lot is looking amazing as to its size in the back for adding all sorts of kids stuff and for the pool area. Plumbers are almost complete with rough-in and electrical is over fifty-percent complete. Now that the footing is poured, the block for the garage stem wall should start in Monday, with the additional footings be dug and ready for rebar, inspection and pour shortly after. Once the garage footing is complete -next 10 days- then the garage can be built which should take around a week. In essence, the house should be completely closed in by the end of March or early April. That is the goal.
Week 32-33: Plumbing; Electrical and Excavation
LOTS of excavation work done over the last two weeks as well as rough plumbing and rough electrical; both of which are almost complete. This week will focus on some additional hard dig for both the garage wall, for the lift station and for the drainage ditch needed on the side of the house near the rocks to secure proper water flow there when it rains. Block wall for the garage has been scheduled for next week which will allow for building the garage to happen shortly after. With of course, adjustments for the weather.
Week 31 – Sealing Walls and Excavating
This week was about sealing walls (water proofing) and excavation. A LOT of dirt was moved from the front of the house to the garage side and back of the house. Footings will be dug early this next week for the retaining walls needed for the garage and footings should ready to pour by end of week.
Week 29-30: Framing | Plumbing | Electrical | Prepping for Garage
Framing for house is pretty much completed; electrical has started; plumbing has started. The lot has been cleared to prepare for excavation for garage which needs to happen to accommodate the walls to contain the garage area and for the garage footings. This week electrical and plumbing will continue and walls will be sealed -waterproofed- so dirt for garage pad can be adjusted accordingly. Excavation for garage is being scheduled for this week or next.
